The Edmonton housing market continues its upward trajectory this spring, characterized by tight inventory, rising prices, and sustained buyer demand. Whether you’re a prospective buyer, seller, or investor, here’s what you need to know:


Market Snapshot

  • Average Home Price: $470,447

    • Up 2.1% from March 2025

    • Up 9.0% year-over-year

  • Detached Homes: $585,707

    • Up 1.8% month-over-month

    • Up 10.4% year-over-year

  • Semi-Detached Homes: $434,858

    • Up 1.1% month-over-month

    • Up 6.9% year-over-year

  • Townhouses: $322,000

    • Down 0.2% month-over-month

    • Up 7.7% year-over-year

  • Condos: $218,300

    • Up 1.4% month-over-month

    • Up 14.7% year-over-year


Inventory & Sales Activity

While new listings have seen a modest increase, overall inventory remains tight:

  • New Listings: 4,012 units

    • Up 9.8% from March 2025

    • Up 4.8% from April 2024

  • Total Residential Sales: 2,710 units

    • Up 9% month-over-month

    • Down 13% year-over-year

  • Sales-to-New-Listings Ratio (SNLR): 68%

    • Indicates a seller’s market


Market Trends & Insights

  • Detached Homes: Remain the backbone of Edmonton’s market. Listings and sales are both modestly down (-3% and -4% respectively), suggesting stability rather than slowdown. Despite softer activity, prices continue to impress — the benchmark reached $501,700, up 1.05% month-over-month and nearly 10% year-over-year

  • Condos: The average selling price of a condo in Edmonton was $218,300 for the month of April 2025, that’s increased by 1.4% compared to the previous month. On a year-over-year basis, the price of a condo in Edmonton has increased 14.7% over the last 12 months.

  • Townhouses: The average selling price of a townhouse in Edmonton was $303,200 for the month of April 2025, that’s decreased by 0.3% compared to the previous month. On a year-over-year basis, the price of a townhouse in Edmonton has increased by 17.9% over the last 12 months.
